The Government-owned property company also invested £103 m in 88 local developments through its Healthy Places programme and achieved a 7.7% reduction in carbon emissions against a 5% target.
The report highlights performance across NHSPS’ three strategic pillars – Building a Better Estate, Brilliant Service Every Time, and Unlocking Value – with all corporate targets met or exceeded.

“Our teams have delivered countless transformative projects and initiatives to help NHS partners tackle challenges around space, funding, innovation and compliance, and to make better use of the estate.”
Key achievements outlined in the report include:
- £217m unlocked for the NHS through property disposals, lease advisory and strategic asset management, surpassing the £150m target.
- £103m invested in Healthy Places projects, including Community Diagnostic Centres and Integrated Care Centres.
- 26,000m² of vacant space removed from the estate.
- 3.6 million patients positively impacted through the Healthy Places and NHS Open Space programmes.
- 7.7% reduction in carbon emissions supported by £11.5m investment in decarbonisation and energy efficiency.
- A Net Promoter Score of +19.
- Increased support for Integrated Care Board (ICB) estate strategies, with the potential to impact around 24 million patients.

We have achieved 100% of our performance targets, in some cases far exceeding the ambitious goals agreed with our Board and the Department of Health and Social Care. And we’ve also seen an increase in demand for strategic estates services from customers, enabling our property experts to add even more value to the wider NHS system.”
Notable developments delivered during the year included the £11.5 m King’s Lynn Health Hub, several new Clinical Diagnostic Centres, including Preston Healthport, and the £22m Chiswick Health Centre redevelopment.
