The scheme will deliver 245,000 sq ft of specialist laboratory space within a total of 360,000 sq ft of multi-functional facilities, supporting research in medical technology, genetics, and neuroscience.
The development is expected to create 890 long-term jobs, contributing nearly 9% of Southwark’s Local Plan employment target for the London Bridge Opportunity Area, while also driving economic activity and supporting innovation in the SC1 Life Sciences Innovation District. In addition, 10% of the workspace will be affordable, aimed at helping local start-ups and innovators grow.
Sustainability is central to the project, with a net zero operational carbon target, fossil-fuel-free operation, and ambitions for BREEAM ‘Outstanding’ and WELL ‘Platinum’ certifications. The design increases biodiversity by 49%, prioritises active travel with a car-free layout, and improves public spaces.
Community engagement influenced the final plans, leading to reduced building massing, enhanced green spaces, and new cultural and social amenities including a café, pub, and community area.

The project is a joint venture between Guy’s & St Thomas’ Foundation, Oxford Properties, and Reef + Partners, reflecting a shared vision to advance healthcare innovation, workforce development, and community benefit. Snowsfields Quarter positions London as a global centre of excellence in life sciences while providing long-term infrastructure that combines research, commercial activity, and sustainability in a single development.
